10 Commandments of Buying a Home (for buyers seeking financing)

  • Thou shalt not change jobs, become self-employed or quit your job.

  • Thou shalt not buy a car, truck or van (or you may be living in it)!

  • Thou shalt not use credit cards excessively or let current accounts fall behind.

  • Thou shalt not spend money you have set aside for closing.
  • Thou shalt not buy furniture.

  • Thou shalt not originate any inquiries into your credit.

  • Thou shalt not make large deposits without checking with your loan officer.

  • Thou shalt not change bank accounts.

  • Thou shalt not co-sign a loan for anyone.

Out of Pocket Expenses: What to Expect

AT THE TIME OF WRITING AN OFFER:

  • Earnest Money Deposit – In a competitive market, typically $5000 or more depending on sales price. Your lead agent will provide guidance. The earnest money will be cashed once you go under contract and held in escrow until time of closing.
WITHIN 1-7 DAYS OF BEING UNDER CONTRACT:

  • General building = $600 +/- depending on house size
  • General building Multi-Units = $1,000+
  • Public Sewer/ Private Septic = $425 +/-
  • Radon Air = $175 +/-
  • Water Quality General Test = $175 +/-
  • Water Quality Radon Test = $175 +/-

Buyer Agency Compensation

King + Miller Team's compensation for services is 3%. There are several options for how this fee is paid*:

  • OPTION 1: Buyer pays Buyer Agency for their representation entirely
  • OPTION 2: Listing Agency agrees to pay Buyer Agency
  • OPTION 3: Seller pays Buyer Agency directly through direct payment or via a closing cost concession
*A combination of options may be used to satisfy the buyer’s financial obligation to pay the buyer agency. Commissions are not set by law and are fully negotiable.
